WhatsApp real estate lead response: the first message should earn the viewing
The short answer
Answer the question they asked, confirm the one fact that decides whether the property is even possible for them, and ask for one thing back. A first reply that opens with a form of questions loses to the agent who simply confirmed the price and asked when the buyer is free to see it.

A property enquiry has a short half-life. The person messaging you about a listing is messaging two or three other agents about similar ones in the same half hour, and the one who gets the viewing is usually the one who made it easiest to say yes, not the one with the best property.
What the first reply has to do
Three jobs, in one message, in this order.
Answer what they asked. If they asked the price, give the price. An agent who replies to a price question with “may I know your budget?” has told the buyer they are about to be qualified rather than helped, and buyers who feel handled go quiet.
Confirm the one fact that decides it. Usually the number that makes the property possible or impossible for them: the full price including whatever is normally excluded, the deposit expected, or the monthly figure. Getting the disqualifying fact out early is a kindness to both of you.
Ask for one thing. One. Not a form.
“It is 45 lakh, and that includes the covered parking. The society charges maintenance separately, roughly 3,000 a month. Are you looking to see it this weekend or next?”
Compare with the version most agents send:
“Thank you for your interest! May I know your budget, timeline, whether you need a loan, and which areas you are considering?”
The second one is five questions before a single fact. It reads as a screening call, and it is why the buyer answers the other agent first.
Qualify inside the conversation, not before it
You still need to know budget, timeline and finance. Get them by having a conversation rather than by gating one.
Budget reveals itself when you state the price and they respond. If they ask about something cheaper, that is your answer without asking.
Timeline comes out of the viewing question. “This weekend or next” separates the serious from the browsing more reliably than asking about timelines does.
Finance is the third message, not the first. Once somebody has agreed to see a place, asking how they plan to fund it is a normal part of the conversation rather than an obstacle at the door.
What speed actually buys
Two useful habits, and neither requires being on the phone constantly.
Have the numbers ready. For each active listing, keep the price, what is included, the recurring charges and the earliest realistic time you could show it. Most delay in property replies is the agent going to look something up.
Answer at night with something honest. Property enquiries cluster in evenings. The away message in WhatsApp Business is free, and its job is to give a time: “I will come back to you before 10am tomorrow” holds a lead better than silence and better than a reply at midnight that gets no detail right.
What should never go out automatically
This matters more in property than in most trades, because the numbers are large and a wrong one is a legal problem rather than an inconvenience.
Never automate: a negotiated price, anything about legal status or documentation, anything about loan eligibility, and any commitment to a date you have not confirmed with the owner. Those are yours.
